Its director, Edwin Van Ee, has had nearly 18 years of experience helping clients from overseas fulfil their plans and dreams in these regions. Saskia Van Ee-Mulder has had extensive working experience in the United States of America, the United Kingdom and in France. We speak Dutch, French and English fluently.

Very important to know:

You have to make sure that the estate agent you deal with has got a mandatory licence called a " Carte Professionelle". This allows it to hold funds for his clients because very often it is the estate agent who holds the deposit as Stakeholder.

Buying Property: 

In France there are 2 contracts to be signed: a " Promesse de vente" and a " Compromis de vente", the most important difference between the 2 contracts being that with the " Promesse de vente" the purchaser is not committed, whereas he is with the " Compromis". The initial contract is the   "Compromis de vente" (provisional sales agreement) and covers all details of the sale. It normally takes 2 months between the signing of the "compromis de vente" and the final contract. On the date of completion, with the signing the final contract, the keys of the property are handed over to you and you become the owner. We will accompany you through every step of this process, including all dealings with the solicitor (notaire). We also offer to help you with opening a local bank account, dealing with utility companies, sorting out insurance and much more.......ask about our extra 'services'.

Selling Property:

With the " Promesse de vente" the vendor is obliged to sell the purchaser the property at the agreed price. The buyer benefits from a delay to make up their mind and give their final decision to the vendor. It is the vendor who is committed, not the purchaser. This delay is essentially for the notaire to collect all the necessary documents and to meet the let out clauses. In practice, it would be wise to expect a period of 2 or 3 months which is specifically mentioned in the contract.

At the same time that the purchaser signs a " Promesse de vente", he pays a deposit to a Stakeholder (usually 10% of the purchase price). The Stakeholder in these cases will be the Notaire or the estate agent.  The deposit will be deducted from the purchase price if the final deed is signed. If, however, the purchaser wants for any personal reason not to proceed with the purchase then the deposit will be paid to the vendor as damages.

On the option day (which is at the end of the time allowed for the purchaser to make up his mind - usually 2 months) and if all the let out clauses are met, the purchaser has the choice of proceeding to buy or not.

Note that there is an important formality to be carried out when a " Promesse de Vente" has been signed. If the "Promesse de Vente" is not signed before a French Notaire the document must be registered at the Tax Office within 10 days otherwise the " Promesse de Vente" is null and void ( Act 1840 A Tax Code). The registration fees are roughly EUROS 72.
